One Bangkok: A Historic Turn in the Real Estate Industry with the Appointment of 6 Leading Contractors to Develop 1.3 Million Square Meters
One Bangkok is set to revolutionize the real estate industry by appointing 6 leading contractors to collaborate on the development of 1.3 million square meters, moving forward to create a model smart city that will become a global landmark.

One Bangkok Holdings Co., Ltd., developed through a joint venture between TCC Assets (Thailand) Co., Ltd. and Frasers Property Holdings (Thailand) Co., Ltd., has announced the appointment of 6 leading national contractors to develop various buildings in the first phase of the project “One Bangkok,” a comprehensive model smart city designed with a people-centric approach. With an investment value exceeding 120 billion baht (excluding land costs) on a total area of over 1.83 million square meters, upon completion, it will consist of 11 high-rise buildings, 4 retail areas, and lifestyle spaces. The appointed contractors will be responsible for constructing 8 high-rise buildings and 3 retail and lifestyle areas in the first phase, covering a total area of 896,000 square meters, set to open in 2023. Including 500,000 square meters of underground structural work, the total construction area will exceed 1.3 million square meters. Each contractor has the following scope of work:
- Thai Obayashi (Nantawan Co., Ltd.) will manage the construction of office buildings, retail, and lifestyle areas over 200,000 square meters.
- Italian-Thai Development-Thai Takenaka (a joint venture between Italian-Thai Development Public Company Limited and Thai Takenaka International Construction Co., Ltd.) will oversee the construction of office buildings, retail, and lifestyle areas over 280,000 square meters.
- Prebuilt Public Company Limited will manage the construction of office buildings, residential buildings, retail, and lifestyle areas over 260,000 square meters.
- Witthayapat Co., Ltd. will oversee the construction of hotels and residential buildings over 80,000 square meters.
- Granite Construction Co., Ltd. will manage the construction of 2 hotel buildings over 46,000 square meters.
- TTSN Engineering (2004) Co., Ltd. will oversee the construction of a convention center over 30,000 square meters.

Ms. Su Lin Soon, Chief Executive Officer of the One Bangkok project, added that One Bangkok is the largest project in the city center and is highly detailed and complex. Therefore, the project developers and all contractors must possess expertise in planning, management, oversight, and quality control to meet the challenges of construction in such a central urban area. All involved have experience in constructing projects that meet LEED standards, which is the most widely recognized standard for sustainable green building design and construction globally, as well as WELL standards, which are the highest standards for building design focused on the health of occupants, aligning with One Bangkok's goal to be the first project in Thailand to achieve both Platinum-level LEED for Neighborhood Development certification for sustainable community development and WELL certification for the health and well-being of residents and building users.
“Additionally, we encourage the adoption of modern construction technologies and innovations to enhance construction efficiency and reduce environmental impacts, as well as develop a comprehensive sustainable waste and pollution management plan for the project,” Su Lin stated.

One Bangkok is the largest private real estate development project in Thailand's city center, developed by TCC Assets (Thailand) Co., Ltd. and Frasers Property Holdings (Thailand) Co., Ltd. Upon completion, it will consist of 5 premium-grade A office buildings, 4 retail zones, 5 luxury hotels, and 3 luxury residential buildings, along with a central area for events and exhibitions of art and culture that connects throughout the project. The total area covers 104 rai or 166,440 square meters on Witthayu Road and Rama IV Road. The first phase of One Bangkok is set to open in the second half of 2023, with full completion expected in 2027.
